What we do

Nexus Land Developers turns larger parcels into smaller, titled pieces buyers can own without guesswork. That takes work before a buyer ever calls: a survey of the parent parcel, boundary marks on each piece and a separate title for each one.

Buying land in central Uganda can mean dealing with a seller you have never met and a boundary nobody has marked. We start from the other end. We survey and mark the land, then sell each piece with a land title, so you can check what you are buying before any money moves.

From the first call through the site visit to title transfer, we keep the steps plain and written down. If a step costs money or needs a signature, we tell you before you reach it.

Every parcel we sell is surveyed and boundary marked, and every sale includes a land title. We arrange a site visit before you commit, and we answer questions in plain words, with no step held back.

How buying works

Four stages take you from a first message to a title in your name.

1. You call or message us

Tell us the area, the size and what you want the land for: a farm, a home or a plot to keep for later. We check what is free in that area and send you the options. Phone, WhatsApp and email all work.

2. You visit the land

We take you to the plot, and you walk the boundaries yourself. Find the boundary stones, look at the road access and ask the neighbours how the land behaves in the rains. Bring someone who will ask the questions you forget.

3. We check the title with you

Before you pay, we go through the documents with you, starting with the title. You can also request an official search at the land registry, which lists the registered owner and any mortgage or caveat on the land. Once both sides are satisfied, buyer and seller sign a written sale agreement, and you pay against written receipts.

4. You get the title

Ownership moves into your name. We help with the transfer paperwork, and the registry then issues the title to you. Stamp duty on the transfer is a percentage of the land's value (1.5 percent at the time of writing), and the registry charges its own fees, so confirm both with the Uganda Revenue Authority and the registry before you set your budget. Registry work takes longer than a bank transfer, so leave room in your timeline. After that, the land is yours to farm or build on.
