Nexus Land Developers takes larger parcels in central Uganda and splits them into smaller pieces that a single buyer can afford. We survey each piece, mark its boundaries on the ground and sell it with a land title. You deal with the same company through the first phone call, the site visit and the transfer that puts the title in your name.

Prices move with location and size, and the figures below can change. The currency buttons on each listing convert the price into US dollars, euros or Kenyan shillings at approximate rates so a buyer abroad can compare; the price you pay is the one agreed in writing. Message an agent for the current figure and a site visit before you settle on a budget.

Before you buy

Four checks to make on any piece of land

These apply whether you buy from us or from anyone else. Do them yourself, or ask a lawyer to do them with you.

Confirm the seller holds the title

Ask for a copy of the certificate of title and the survey plan, then request an official search at the land registry of the Ministry of Lands, Housing and Urban Development. The search names the registered owner and shows the size of the land and any mortgage or caveat recorded against it.

Walk the boundaries

Take the survey plan to the land and find the boundary stones. Look at the road that reaches the plot, and check where rain water runs after a storm.

Ask about occupants and restrictions

On mailo land, people who already live or farm on a plot can hold legal rights to stay. Wetlands, road reserves and power line corridors also limit what an owner can do, so ask about each one before you sign anything.

Put the deal on paper

Sign a written sale agreement, pay against written receipts and keep the receipts. If the land is where the seller's family lives or earns its living, Ugandan law requires the spouse's written consent to a sale. The FAQ and the about page go through the process step by step.
